Selling your home can be a super fun but super daunting task. There are so many things that need addressed, not to mention the packing and moving! Kirk and I have been together 7 years and have moved 7 times. Some years we don’t move it all and some years we move two or three times. You know you need to sell your home and you know you need to pack, but did you know that selling your home furnished is an option, too? Read about the whys and hows to selling your home furnished and why we’ve done it three times.
Why selling your home furnished makes sense
Each place we have lived in has had unique features that impacted our furniture choices. When we lived in 1,800 square feet of open living space, we needed a massive couch and table to fill it. When we lived in a small ski condo, it made sense to have ski decor. What we didn’t need was to take those specific pieces to our next places. In talking to our real estate agent we decided to list these homes and try selling them furnished. Here is a break down of why it’s a good option for you and the buyer!
It’s a selling feature
Buying a home furnished can be a real perk for buyers. It can give you a competitive edge if buyers are weighing the pros and cons of potential properties: one that is furnished and one that isn’t. Hmmmm.
Profit
You’re not going to get rich off of selling your home furnished, but you may walk away with a little more. Work with your realtor to find a price that will make it worth your while. At the very least, you can cover the cost of buying NEW home furnishings, even if it’s exactly what you had before.
Sold!
As mentioned above, maybe selling your home furnished won’t give you a huge payout but it could lessen the time it spends on the market because of the staging.
Staging
When we lived in an 1,800 square foot condo that was all one open floor plan (think container ship) we furnished our home to create living spaces that broke up the floor plan. Some people have trouble envisioning how to furnish a home. If you sell yours as is, it negates the problem of buyers seeing big, open spaces not knowing what to do with them.
Less Moving
When you have moved as much as Kirk and I, you find ways to lessen the amount you are moving. Moving is SO hard and such a testament of your communication skills and your relationship (haha but, no, really). Lessen that stress by lessening what you have to move. Wouldn’t it be a relief to not break your back moving that massive buffet or heavy table?
Take What you Want
None of the items we leave are sentimental, and if we need to, we will just buy them again. Bonus, you can choose what you leave and what stays. Want to keep grandma’s hand-me-down buffet or your framed art? Have your realtor create an addendum specifying what home furnishings are staying and going.
Second Homes
If you live in a space that has the potential to be someone’s second home (like selling our ski condo) a buyer usually wants to move in and get to relaxing. Sell your home furnished to allow this.
